Mortgage Advice for Ibiza property buyers

Since Mortgage Direct began offering mortgage advice in Spain more than 10 years ago, the number of non-residents purchasing properties in Ibiza has more than doubled and the island has become a luxury destination for high-net-worth individuals. According to data published in April 2016 by the independent valuation company, TINSA, the average price of homes (new and second hand) in Spain as a whole remained stable in March 2016, registering an increase of 0.8% year-on-year, bringing the accumulated increase in the first three months of the year to 2.2%. The ‘Balearic and Canary Islands’ and the ‘Mediterranean Coast’ were the two geographical areas analysed by TINSA to register the greatest year-on-year price increase, of 4.3% in both cases.

There are now regular articles on Ibiza in the international press and property magazines, including the lifestyle sections of UK newspapers, such as The Times and The Financial Times. According to Suzi Dixon of the Telegraph, the number of new cities now operating flights to Ibiza has also had a real impact on the island’s growth.

Strong and attractive luxury property market

The luxury market has seen the fastest price rises. The rental market in Ibiza is the strongest in Spain and this has a knock-on effect on prices and demand for luxury homes.

The Ministry of Development recently released data showing that sales of luxury homes in Ibiza currently represents 16% of total sales in Spain, which demonstrates the importance of the market. Once the completion and notary date have been arranged, the mortgage funds are transferred to a local branch and clients can then deal with the local branch nearest to their property thereafter.
